For me its working nice maybe u have some problem try disabling mods....

I see u have cheatbox try to open it while in game ctrl+m and check which mods are not working!
For me the gun mod is not working in version 23.02.2018....

You dont. You use something like 7-zip to extract the files from rar

solutions: Try to post your save game we will look at it and give you the solution!
Or disable other mods!
Check if u have the latest version of Enable Apartment + MSC Mod Loader

Same thing happens on my computer!
